Situation

This 42-unit apartment is a Millennial-inspired home base, with a diverse mix of unit types and as such was in need of adding EV charging as an amenity to attract and retain younger more affluent residents. The property manager wanted to retroactively add EV chargers to the property but did not have any budget to do so. Additionally, parking spaces were extremely tight and there was not sufficient room to add bulking charging infrastructure. They contacted Pando Electric in order to keep costs low and build out a plan for the future of the property. 


Solution

Pando Electric came on-site and performed multiple site walks to determine how much available capacity they had to add EV charging to the property and to ensure that the property got the lowest possible installation cost. On the first site walk it was discovered that due to major power constraints, only a handful of charging stations can be added without significantly increasing the budget. However, Pando Electric was able to add three new EV charging stations on the remaining power to keep costs at zero and still allow residents to charge their vehicles. 


Results

The property now has three EV charging stations allowing both EV drivers to charge up their vehicles whenever they like. By only installing a small number of stations and by leveraging Pando Electric’s Adaptive Load Management technology the property saved $15k on installation costs, and by working with King County Housing Authority were able to cover all costs for the project, the property paid nothing out-of-pocket. Pando Electric also realized that this small number of stations is unlikely to satisfy the needs of the community for long and designed a plan to add enough additional charging stations to cover 100% of the parking spots without any additional infrastructure upgrades. This means that as more residents become EV drivers the property can easily scale to meet those needs and more stations can be added before any infrastructure upgrades are required.
